Kiwanis North Shore Housing Society (KNSHS) provides and operates non-profit, residential accommodations. With a 75-year history of service on the North Shore, KNSHS is now the primary provider of below market independent seniors’ rental housing in both North and West Vancouver. We currently serving independent senior citizens of low or moderate income with below market rental housing. We own and operate 634 apartments in 7 buildings in West and North Vancouver and developing a new building with additional 106 units in Lynn Valley.

Position Summary

The Property Manager is a key member of the management team at Kiwanis. This position is responsible for the effective overall management, operation, maintenance, and administration of the assigned properties in accordance with the objectives and goals of Kiwanis. The Property Manager establishes good working relationships with residents and within the Kiwanis team to support the delivery of our mission. This position does not require a BC Property Management License.

Key Areas of Responsibility

Resident Relations

  • Establish and maintain sensitive, productive, and fair relationship with residents and applicants.
  • Maintain timely communication with residents, investigate and resolve resident complaints and concern, and enforce occupancy policies and procedures.
  • Oversee the resident selection, unit allocation, income verification and rent calculation.

Staff Supervision

  • Provide leadership and direction, foster effective teamwork, and create a safe and productive work environment for all assigned staff.
  • Manage the recruitment, training, performance evaluation, and professional development of assigned staff.
  • Direct assigned staff to ensure high performance standards and sufficient staffing level throughout operations.

Administration and Reporting

  • Prepare monthly management reports, and oversee the negotiation, management and administration of contracts with vendors and trades.
  • Oversee management of records, reports, logs, warranties and other documents and review, develop and implement operational policies and procedures.

Asset Management and Capital Planning

  • Oversee preventative maintenance programs, building and units inspections, and identify building improvements.
  • Develop short-term and long-range operational and capital replacement plans and oversee capital improvement projects.

Financial Management

  • Develop and manage annual budgets in cooperation with the Accounting Department, and analyze financial data and trends related to property operations.
  • Manage cost-effective procurement and plan for expenditure with an approved budget.

Candidate Profile

  • Proven work experience of a minimum of 5 years as property manager, preferably in residential properties.
  • Bachelor’s degree or equivalent combination of post-secondary education and experience in a related field (i.e. Engineering, Real Estate, Property Management, Business Administration or Social Services).
  • Excellent verbal and written communication skills in English, specifically the ability to effectively communicate in writing in a professional manner.
  • Strong leadership, supervisory and project management skills.
  • Strong organizational, prioritization and problem-solving skills, and the ability to work with minimal supervision and under pressure with competing deadlines.
  • Proficient in MS Office software and the ability use or to learn property management/real estate software.
  • Excellent conflict resolution, negotiating and customer service skills.
  • Familiar with the Residential Tenancy Act and Regulations.
  • This position is required to travel between properties. A valid Class 5 driver’s license and access to a reliable vehicle is required.

Fulltime Position – Monday to Friday – Some on-call will be required
